There is very little to do with the Year Of The Rooster in this set, It's all about Pizza Hut.

The properties are locations in China that have Pizza Hut restaurants, with each property having a little piece of art representing that place.

But here is what makes the set very interesting: Although some of the board is bilingual Chinese/English, each property has a comment on it in Chinese only giving a fact about the Pizza Hut in that place. Some of them are simple, like "China's Easternmost Pizza Hut" or "The Closest Pizza Hut To The Seaside" or even "China's First Pizza Hut". But others are far more quirky like "The Most Exotic Pizza Hut", "The Most Artistic Pizza Hut" and "The Most Zen-Like Pizza Hut".

The title deeds repeat the images and the Pizza Hut facts, but again in Chinese only, even though the Title Deeds have other parts of the text in English! Houses in this set are renamed "Restaurants" and the hotels are "Pizza Hut Restaurants". And in a really cool bit of theming, the restaurants all have thatched roofs, but the "hotel" replacements actually have Pizza Hut logos on them!

The money also has Pizza Hut logos on the bills, which otherwise look like standard Monopoly money. The cards all seem to be standard as well, though they are bilingual. Finally, the tokens are a pizza, a cup of what may be coffee or tea, a chef, two other human characters, a rooster (ah, so there is that Year Of The Rooster connection!) and... a plate.
